here are 5 steps to follow to get the most out of your property's upcoming photo session!!!

Note: For the highest quality results and the most efficient session, the property should be vacant during photography.

This includes homeowners, tenants, children, pets, and contractors.

#1: REMOVE ALL PERSONAL ITEMS


  • Take down all personal photos & Remove First/Last Name Decor (Especially of children!!!)
  • Clear toiletry items from bathrooms
  • Put away all children's / pet's items & toys
  • Designate a place for your pet(s) to be kept during the photo session. If in-home, set up a space in an area that will not be photographed
  • No Seasonal/Holiday Decor

#2: neutralize + declutter & clean


  • General color neutralizing, decluttering & housekeeping inside & out. Note: Items under bed will be seen.
  • Clean baseboards, ceiling fan blades, vents & windows/glass/mirrors.
  • Clear off all surfaces such as countertops & shelves (I recommend 3-5 Max Items/Groups in Kitchen)
  • Keep corners of rooms open and clear for photographer setup
  • Remember: Closets/Pantry/Garage are NOT photographed

#3: lights, camera, action!


Go throughout (exterior too!) and check all light fixtures. Replace any missing, broken or non-matching bulbs.

  • Note: Daylight Neutral White Bulbs are best for your property's listing photos & showings color accuracy!

<--- Refer to this guide when checking Kelvin ratings on back of bulb box. Always choose Neutral/Daylight if the Kelvin # varies.

#4: exteriors


  • Mow & Edge Lawn & Sweep off Porch Areas
  • Pressure Wash & Remove Wasp Nests as Needed (especially doors)
  • Spruce up Landscaping & Mulch Flower Beds
  • Put away garden hoses, pool supplies & any other distractions
  • Clean Outdoor Furniture & Remove covers from Grill/TV/Etc.
  • Note: Please do NOT water lawn/plants or hose off sidewalks/driveway just before or during session

Other: Exterior Mats at Front/Back Doors are Highly Recommended

#5: final steps!!!


(prior to photographer's arrival)


  • Remove Car(s) from driveway and not directly across the street from front of home
  • Turn on ALL lights, stop ceiling fans & turn off all electronic screens
  • Pull back all curtains + Tilt Open Blinds and/or Raise Shade Coverings (Only cover top 1/4 of Window)
  • Close Toilet Lids & Put all trash cans (Inside & Out), pet food/water & robot Vacuums away
  • Secure Pets in area of home not to be photographed

Vacant Home Photography Standard

To ensure magazine-quality marketing images, all real estate photography sessions are performed with the home vacant whenever possible. This allows each room to be properly prepared, staged, and photographed without interruptions or inconsistencies after photographer prep, resulting in a smoother session and the strongest possible presentation for your listing.

SESSION NOTES & RE-CAP:


Weather: Sessions may be rescheduled if conditions will negatively affect image quality or photographer's safety en route before, during, or after scheduled session time.

Occupancy: For the best results, all occupants should plan to be away from the property during the session. If someone must remain, they should stay in one designated area until instructed otherwise.

Pets: Secure all pets before photographer's arrival.

Vehicles: Remove vehicles from the driveway and/or in front of the home before the scheduled start time.

Utilities: Please ensure electricity and all interior lights are operational.

Cleaning & Preparation: The home should be photo-ready before the scheduled appointment, as photography time is reserved for photographing rather than cleaning or organizing.
